Review Process

Each application has a different review process. Comments are requested from affected entities and each city department to assist with any recommendations, conditions, and/or modifications for the project. Applicants are encouraged to work with staff prior to application submittal to ensure that the proposal is consistent with the General Plan, the Land Development Code, and will be an asset to the community.

Appeal of Decision & Variance Requests
The appeals process is described in Chapter 17.57 of the Land Development Code.  The City uses a Land Use Appeal Board to hear requests for variances and all other types of Land Use decisions.

Boundary Line Adjustment, Fence Permits, Landscape Bond, & Sign Permits
Subsequent to a complete application submittal, City staff reviews the application for compliance with City adopted ordinances and issues an approved permit to the applicant. Administrative approvals typically require a couple of business days to process and approve.

Code, Plan, & Zone Amendments
The Plan Amendment, Zone Change, and Code Change review processes are very similar to the Design Review processes and are also governed by Chapter 17.15 (Zoning or Code Amendments) and Chapter 17.52 (Plan Amendment) of the Land Development Code. Upon completion of the Planning Commission review phase, each of these items are then reviewed and acted upon by the Logan City Municipal Council in their own separate hearing process, which generally takes an additional 2 – 4 weeks.

Design Review, Conditional Use, & Subdivision Permits
The Design Review, Conditional Use, and Subdivision review processes are very similar and are governed by Chapter 17.55 of the Land Development Code. We encourage a pre-application meeting with City staff to help identify specific issues or Code deficiencies prior to actual submittal. A complete application is necessary for project submittal. The specific application requirements for each type of action are listed on the application form. Once a completed application is received, the project is scheduled on the next available Logan City Planning Commission hearing date. Once the date is established, we issue a series of public notifications, we notify City Departments, and we prepare a staff report for the Planning Commission that includes either a recommendation for approval or denial along with supporting suggested findings of fact. The Planning Commission will consider the project during a public hearing, will consider the facts contained in the staff report, will consider any comments made by the public or other organizations, and will issue a decision. Following the decision, the applicant is required to comply with any conditions of approval prior to initiating work. The review and approval process generally takes approximately 4 – 6 weeks.
